Renting a house or unit, either alone or with housemates, offers an alternative if you are looking for a living arrangement with a greater level of independence.

If you’re new to renting, finding good-quality and safe rental accommodation in a decent and affordable suburb can be a daunting task. You also need to consider the other costs associated with private rentals – furniture and appliances, security deposit (bond), utilities, food and living costs and yard and property maintenance.

It is important to find the right people to live with as you will spend lots of time together and need to each be able to contribute to rent and living costs. Spending some time getting to know potential housemates will help you to decide whether you will get along well and if your personalities together will create a happy home.

A rental lease is a legal document with your name on it and it is important to fully understand your obligations and responsibilities before you sign. Most property owners require a 12-month lease. If you find yourself in a situation where a housemate decides to move out or you need to break the lease, the rent must still be paid in full until another suitable tenant can be found.

There is a high cost involved before you even move in to a rental property with many landlords requiring some rent to be paid in advance as well as a security deposit (bond). You may also need to pay to have your utilities like gas, electricity and internet connected, along with furniture.

You might begin a new lease in a pair or group, rent a room in an established household or even choose to live on your own. Whatever you decide, making sure the living environment is one you can happily commit to for the term of your lease will ensure that you can focus on your studies and enjoy your time as a JCU student.
